As you are aware external works have commenced to the Dover Court Estate. Works will include the realignment of Baxter Road, completion of the final park area and the front gardens to Ongar House. With hard and soft landscaping, new road and footpaths there will be some parking suspensions and road and footpath closures which will inevitably cause some inconvenience, but please be assured that we will do everything we can to minimise disruption to residents. Works will be carried out in areas to try and minimise the impact to the residents.

External Works – Dover Court Estate

EXTERNAL WORKS
External works are underway, with the area between Ilford House and Block D soon to be completed. For works to progress across the Dover Court Estate all residents with a parking bay in front of Warley House and in between Ongar House and Westcliff House will be relocated to the new parking bays outside Block D.

Works will include the realignment of Baxter Road, completion of the final park area and the front gardens to Ongar House. With hard and soft landscaping, new road and footpaths there will be some parking suspensions and road and footpath closures which will inevitably cause some inconvenience, but please be assured that we will do everything we can to minimise disruption to residents. Works will be carried out in areas to try and minimise the impact to the residents.

Ongar House front garden works are due to commence Wednesday 19th August and should take approximately 4 weeks to complete. All residents at Ongar House have been notified separately regarding these works with a full description of the process.

Warley House works are due to commence week commencing Monday 26th August and should take approximately 4 weeks to complete. These works will include hard and soft landscaping to the footpaths, road/parking and surrounding areas. Play equipment for the area between Warley House and Block G is due on site mid-September with installation programmed shortly after.

Baxter Road will be closed from the end of September, this will be a full closure including parking bays. This will be from the parking area outside Warley House to the small carpark outside Callaby Terrace on Henshall Street.

The access road running through Westcliff will be partially closed within the next 8 weeks. Due to diverted routes, works to the new path running from Westcliff House to Romford House will be in stages to minimise the impact to the residents. The first stage will be the area between Ongar House and Westcliff House.

PARKING
The suspended parking bays on Dove Road will remain suspended until September 2020 . Parking bays along Baxter Road will be suspended from September 2020 . Residents with parking bays in front of Warley House and between Ongar House and Westcliff House will be contacted by Islington Council to discuss alternative parking arrangements during the Baxter Road resurfacing works.

ONGAR HOUSE – ELECTRICS

We are writing to inform you that UKPN will be turning the electrics off to Ongar House on Tuesday 1st September. Works aim to start at 8.30am and the shutdown should last approximately 8 hours.

The reason for them doing these works is to facilitate the electrical supply upgrade. Once works have been completed the electrics will be switched back on to the block.

External Works At Ongar House

We are writing to update you with regards to the external works being carried at the front of Ongar House. Works are due to commence Monday 3rd August and should take approximately 5 weeks to complete, weather permitting.

Access

The works being carried out are predominately to the front of your property and will therefore limit your access to your front door. We kindly request that you use the rear access through your garden as an alternative arrangement during these works. This will allow us to work more efficiently and ensure your safety. If you have any problems with this arrangement, please contact the Lovell team who will arrange a visit to discuss the possible options with you.

Deliveries/Visitors

We have been in contact with the local postman and agreed that all post will be delivered as normal with the site team assisting to provide safe, we will do the same with courier or larger deliveries during this period of work. If you are arranging any deliveries out of hours, please ensure you provide clear instructions.

With regards to visitors, we will erect signage to show visitors the alternative routes.

Scope of Works

The following works will take place at Ongar House over the next coming weeks;

  • Breaking out the concrete slab and removing it
  • Drainage works
  • Dig the foundations and install railings
  • Install new paving
  • New soft landscaping to be installed

These works will provide new front gardens for all ground floor properties, this will fit in with the new regeneration works Lovell are carrying out across the estate.

Emergency

Full access will be provided to emergency services in the event of an emergency.

Services

Surveys have been carried out to ensure we are aware of all live services below ground in these areas.

Ilford House – Bin Store Works

We write to inform you that works have commenced to construct a temporary hoarding in the ground floor corridor to provide a physical barrier between site and residents. This is to complete works for the new bin stores replacing the facilities that are currently in this space. Works should take approximately 4 weeks to complete.

We ask that you still use the temporary bin store area Lovell provided last year, at the rear of Ilford House on the corner of Westcliff House and Dove Road.

We’re Back

Following the close down period, due to the pandemic, we re-opened at the beginning of May after implementing procedures in accordance to Government guidelines. As you can imagine, managing a construction site whilst trying to maintain these measures is challenging and restrictive.

We are constantly reviewing measures and making changes wherever possible to keep our workforce and neighbours safe, and to progress the remaining works as quickly as possible.

Site Closure

We write to inform you that we are temporarily shutting The Dover Court Site down for a period. This is to ensure we are following the Governments advise/guidelines in keeping our customers, clients, employees and supply chain safe.

Given the evolving and dynamic nature of the situation, it is too early to put a timeline on the project suspensions, but we are hopeful it will be relatively short. During the shutdown period a member of Lovel will visit at least twice a week and CCTV is still operation and being monitored 24/7.

Open Doors Event 2020

Lovell are holding an “Open Door” event in March 2020. This wonderful project will give you the opportunity to attend a live site and have a look behind the scenes. It will also give you advise if you are considering a career in construction and take the next steps in progressing.

This is also a fantastic way for Lovell to engage with the local community.
