We are writing to update you on the progress of works to the Westcliff green space.

Week commencing 6th May Lovell started the reduce dig to ensure this area is level. Week commencing 13th May the new turf commenced and should be complete by Friday 17th May. Please be aware that freshly laid turf needs 2 weeks to establish, to ensure this area develops well we ask that no one walks on or uses this area. Lovell will also erect a barrier around this area and sign post it.

We would also like to inform you that the final resin surface to the paths in this area has now changed date. These works are due to take place on Thursday 23rd and Friday 24th May, please be aware that the resin will need 12 hours to dry. Therefore we do ask that during this time period you use your back entrance to access and egress your property if your front door is on the footpath.

Works still to be completed in this area are the final light connection and removal of the old existing estate lighting. Unfortunately we can’t give you a date on this yet as we need UKPN to make their final connections before we can complete this section of works. We are also waiting on the furniture to be delivered, this will include benches and play equipment. This is expected to be delivered to site in June, however we still don’t have an exact date. Once we have final dates for the rest of the outstanding works we will write another letter informing you.

During the operation of construction, works will be carried out between the hours of 8am to 5pm Monday to Friday and 8am to 1pm on a Saturday. Should you have any queries or concerns, please contact me on 0208 731 3800, alternately write me an email to Alexandra.Robins@lovell.co.uk.

Meet The Contractor Event

Come and meet Lovell, the contractor working with Islington Council to improve the Dover Court Estate.

This will be an opportunity for you to discuss the completion of Phase 1, find out more about Phase 2, meet the team and ask any questions you may have about the construction process.

The first stage of works is to erect a barrier around this area where Lovell will be working. Residents safety is of paramount importance to us and securing the sites is not just about keeping intruders out; it is also to ensure the safety of residents and the general public. We will then start the reduce dig to ensure this area is level before placing new turf on top.

Threadgold House

We are writing to inform you that UKPN will be turning the electrics off to Threadgold House between 10am to 1pm on Tuesday 30th April.

The reason for them doing these works is to facilitate the new community centre and external lighting around Threadgold House. UKPN will need to turn off the mains to the block so they can connect the community centre and external lighting onto the mains. Once they’ve completed this they will switch the block back on.

Our next resident drop-in session, giving you an opportunity to meet the Construction Director and the Operations Manager to ask direct questions about the scheme will be held in the Lovell site office—entrance in Baxter Road on 2 May from 16.30.

 

Considerate Constructors Scheme Ivor Goodsite Hoarding Competition

Dear Residents,

We write to inform you that Lovell have entered the popular Considerate Constructors Scheme Ivor Goodsite Hoarding Competition for the fourth year running and we need your help! The competition provides an opportunity for the residents and Lovell to work together in creating a piece of art for the community to enjoy.

We are inviting all children on The Dover Court Estate to join us at the Block D site near Ilford House & Ongar House. The event will be held on Thursday 30th May at 2pm to help create a unique piece of artwork on a section of the hoarding around the site. Once the hoarding has been decorated, Lovell will submit photos and information on the event to Considerate Constructors Scheme by 1st June, when the winning entries will be selected by a judging panel. All children who take part will receive prizes regardless of Lovell winning the competition.

We do ask if you and your child/children would like to take part in the project could you please contact Alexandra Robins via email  or phone no later than Friday 24th May.

DROP-IN SURGERY

The Meet the Constructor event will be held in April/May when the new community rooms are ready. As an interim measure Lovell has set up a resident drop-in surgery. These sessions will provide an opportunity for residents to meet our delivery team, ask direct questions and view information about the upcoming works. We have scheduled in the next meeting for, Monday 25th March from 4.30pm to 6pm in the Lovell site office, entrance in Baxter Road, Gate2.

CCS Ivor Goodsite Hoarding Competition

We are inviting all children from Dover Court Estate to join Lovell to help us paint the hoarding for the CCS Ivor Goodsite competition. This is an opportunity for the residents and Lovell to work together in creating a piece of art for the community to enjoy. This will now be the fourth year we are entering this site and we are hopeful for a win again.

We are asking residents for help on picking a theme and date for this years competition. We have a window of opportunity to complete the artwork during April and May.

Open Doors Event 2019

Lovell are holding an “Open Door” event in March 2019. This wonderful project will give you the opportunity to attend a live site and have a look behind the scenes. It will also give you advise if you are considering a career in construction and take the next steps in progressing.

This is also a fantastic way for Lovell to engage with the local community.

The event will take place on Thursday 21st March at 2pm and will last 1 and half hours.

Phase 2

Dear Residents,

RE: PHASE 2

We are writing to provide you with information about Phase 2 of the development works at Dover Court Estate. This includes the construction of 27 new homes (Blocks D, E & G) and will take approximately 18 months to complete.

Works to secure the working areas are now underway with fencing and hoarding being erected. The hoarding will gradually be erected around all 3 of the new blocks to form a single construction site. As a result, the footpath from Wall Street through to Ongar House and between old Romford House to Baxter Road will need to be closed for the duration of the works (please see site plan on other side). There will also be some parking bay suspensions required to facilitate these works and any residents affected will be contacted by Islington Council and offered an alternative parking space on the estate. Residents safety is of paramount importance to us and securing the sites with hoarding is not just about keeping intruders out; it is also to ensure the safety of residents and the general public. All hoarding works will be completed in March.

Below is more detail relating to specific areas of Phase 2.

Block D (Ilford House Carpark)

Initial ground works will commence in January.

Hoarding will be erected around the car park at Ilford House and a temporary escape route from Ilford House and temporary bin store will be put into place. These will be well signed when we get to this stage. However, we do ask that residents use the doors on the Westcliff side of the block as the primary means of accessing and exiting Ilford House during the works.

Block E (Side elevation of Ongar House)

The demolition works will be commencing in January and should take approximately 2 weeks to complete. To carry out demolition works machinery will need to be delivered to site and scaffolding has been erected. The scaffold is required to allow us to safely remove the staircase and entrance. A temporary staircase and entrance has already been installed for residents to use. Please bear in mind that these works will generate some noise and cause some minor vibrations. We will try to minimise the noise and complete the works as quickly as we can, but if any Ongar House residents have a need for some respite during the works, please contact me.

Block G (Old Romford House)

Soft strip works commenced on Monday 26th November and should take approximately 6 weeks to complete. Soft strip is the process of removing all non-structural elements inside and outside of a building to facilitate demolition works. Once these works have been completed the demolition of old Romford House can commence, which should take approximately 4 weeks to complete.

There shouldn’t be a need to suspend any parking bays at Warley House and temporary parking bays have been put in place for the residents using bays 2-5, which have now been hoarded off. All site traffic will be monitored closely by the site team and traffic marshall.

Once all demolition works have been completed the ground works can commence. All of the 27 new homes in Phase 2 will have a strip foundation and therefore no piling works will be required.

This give residents the opportunity to meet with the site team and see more detail about how phase 2 will be delivered. The event will be held at the new community centre underneath Threadgold House. More details regarding the event will be sent out to residents in the next coming weeks.
